Boiler relocation

Move the boiler where it suits the house, not where it was left.

Kitchen refits, loft conversions and extensions often leave the boiler in the wrong place. Moving it is a normal job for our Gas Safe registered engineers, but it is more than unbolting a box and rehanging it. Gas, water, condensate and flue all have to follow. We survey first, show you what the move involves, then give you a fixed quote.

Common moves we do

Most relocations fall into a handful of patterns. Each one has its own catch.

  • Kitchen to loft: frees up a cupboard, but the loft needs boarding, a light, a fixed ladder and safe access for servicing
  • Kitchen to utility room or garage: popular during a kitchen refit; garages need frost protection on exposed pipes
  • Within the same room: often the cheapest move, especially if the flue can stay on the same wall
  • Out of a bedroom: some older homes have the boiler in a bedroom cupboard, and plenty of people would rather have the space and the quiet

What affects boiler relocation cost

Distance is the obvious one, but it is not the only factor. A short move that needs a new vertical flue through the roof can cost more than a longer move along an outside wall.

We look at the gas pipe size over the new run (a longer pipe may need to be bigger to feed the boiler properly), how the condensate will drain, where the flue can legally exit, and how much floor or wall we need to open up. For typical UK price ranges on the wider job, see our new boiler cost page.

Move the old boiler or fit a new one?

If your boiler is less than a few years old and in good health, moving it can make sense. If it is getting on, we usually suggest doing the move and the replacement in one go. You pay for the pipework once, and the new boiler arrives with a fresh warranty.

We will price both options if you want to compare. Many people combine a move with a combi boiler installation to clear the airing cupboard as well.

Flue rules and safety

Flue terminals have to sit set distances from windows, doors, air bricks, gutters and boundaries. This is the bit that most often rules a position in or out, and it is why we never quote a relocation over the phone.

Every move is carried out by a Gas Safe registered engineer, tested, and registered under Building Regulations when it is finished.

What is included

  • Survey of the current and proposed boiler positions
  • New gas, heating, hot water and condensate pipe runs
  • New flue in the new position, with the old opening made weathertight
  • Gas tightness test and full commissioning
  • Building Regulations registration of the work
  • A fixed quote before any work begins
Questions

Boiler relocation FAQs

How much does it cost to move a boiler?

It depends on distance, flue route and whether you replace the boiler at the same time. A move within the same room is at the low end; a move to the loft with a new roof flue is at the top. We give you a fixed price once we have seen both positions.

Can I move my boiler to the loft?

Usually, yes. The loft needs to be boarded around the boiler, with a light, a fixed ladder and a clear route so an engineer can service it safely. Condensate needs a sensible drain route too, and we plan for frost protection in a cold roof space.

How long does a boiler relocation take?

Expect one to three days. Same-room moves are often done in a day. Loft moves and anything that needs floors lifting or a new roof flue take longer.

Do I need planning permission to move a boiler?

For most houses, no. Listed buildings and some conservation areas are different, because a new flue on a visible wall can need consent. If that applies, check with your local council before we book the work. Our guide to heating a listed or period home covers this.

Can you move the boiler during my kitchen refit?

Yes, and that is the best time. Get us in before the new units go on, so the pipes can run behind them rather than across them.
