Boiler servicing across the South West
A yearly check that keeps the warranty valid and the heating safe.
A boiler service is a proper strip-down check, not a quick look. Our Gas Safe engineers test combustion, clean the parts that need it and check the flue, so problems are caught in the summer and not on the first frosty night.

Why an annual service matters
Most manufacturers ask for a yearly service to keep the warranty valid. Skip one and a later repair may not be covered.
A service checks the boiler is burning cleanly and the flue is carrying fumes away safely. That matters for carbon monoxide safety as much as for efficiency.
Landlords need a gas safety check every year by law. We can do both on one visit: see landlord gas safety certificates. Wondering what it costs? Read boiler service cost.
- Service your boiler once every 12 months, whether it runs on gas, oil or LPG.
- A one-off gas boiler service typically costs £70 to £110 (Which?, June 2025 survey).
- Skipping a service can void the manufacturer warranty.
- Landlords must have a gas safety check every 12 months by law.
Service or gas safety check: what is the difference?
| Boiler service | Gas safety check (CP12) | |
|---|---|---|
| What it covers | The boiler in depth: combustion, cleaning, safety devices | Every gas appliance, flue and the pipework |
| Who needs it | Every homeowner, yearly | Landlords, by law, every 12 months |
| Paperwork | Service record for your warranty | Gas safety record for tenants |
| Can we do both in one visit? | Yes | Yes |

What an annual boiler service includes
An annual boiler service follows a set routine. A Gas Safe registered engineer works through the boiler, records the readings and tells you about anything that needs attention.
- A flue gas analyser test to check the gas boiler is burning cleanly
- An inspection of the flue and its terminal for damage, blockages and safe clearances from windows
- Removing the case where needed and cleaning the burner, heat exchanger and condensate trap
- Tests on the safety devices, controls and gas pressure
- A look for water leaks and corrosion around the boiler and its connections
- A check of the heating system pressure and the expansion vessel
Why get your boiler serviced every year?
The warranty is the first reason. Most manufacturers, Worcester Bosch and Ideal among them, make a yearly service a condition of their guarantee. Miss one and you could end up paying for a repair the warranty would have covered, so a service every year is how you keep your warranty valid.
Safety is the second. A boiler that is burning badly can produce carbon monoxide, which you cannot see or smell. The service picks that up, and a carbon monoxide alarm covers you between visits.
It also keeps your central heating and hot water running well. Small faults found on a summer visit are easier to sort than a breakdown in January, and regular boiler service and maintenance is a big part of a boiler reaching the top end of its working life.
Is a boiler service a legal requirement?
For homeowners, no, although it is strongly recommended. For landlords, it's a legal requirement to have every gas appliance they provide checked every 12 months under the Gas Safety (Installation and Use) Regulations 1998.
That yearly check is a gas safety check, which is different from a service. The two fit neatly into one visit, so landlords usually book both together. See our gas safety checks and certificates for what the law asks of you.
What does a boiler service cost?
Which?'s June 2025 survey put a one-off gas boiler service at around £70 to £110, with an average of about £79. Those are market figures, not our prices.
A one-off boiler service suits most people. Boiler cover bundles the annual check with repairs, which some households prefer for budgeting, although Which? found annual boiler cover averaged £183 a year. Our boiler service cost page weighs up the two.
Combi, system, regular, oil or heat pump
We service combi, system and regular boiler setups from all the major makes. The same once-a-year rule applies to oil and LPG boilers, which our OFTEC registered technicians look after.
An air source heat pump needs its own yearly check too, with different tests on the refrigerant circuit, the outdoor unit and the controls. See heat pump servicing.

Boiler service FAQs
How often should a boiler be serviced?
Once a year. Our guide on how often a boiler should be serviced explains why and what happens if you skip one.
How long does a boiler service take?
Usually 30 to 60 minutes for a gas boiler, longer if it needs cleaning or a part replacing.
Do you service oil boilers too?
Yes, through our OFTEC registered technicians. See oil boiler servicing.
Is a service the same as a gas safety certificate?
No. A gas safety check covers every gas appliance and is a legal duty for landlords. A service goes deeper on the boiler itself. We often do both on the same visit.
Does a boiler service check for leaks?
The engineer looks for water leaks around the boiler and its connections and for any sign of a gas escape at the appliance. A tightness test on the whole gas pipework is part of a gas safety check, which we can add to the same visit.
Does a boiler service include bleeding radiators?
Not as standard, because the service is about the boiler itself. If some radiators are cold at the top, mention it when you book and ask the engineer to bleed them and top the pressure back up while they are there.
What is the average lifespan of a boiler?
Manufacturers put a well-maintained boiler's life at around 10 to 15 years. Regular servicing helps it get there. Our guide on how long a boiler lasts covers the signs it is nearing the end.
Is a boiler service worth it?
For most homes, yes. It keeps the manufacturer warranty intact, checks the boiler is burning safely and catches small faults before they turn into a cold-house breakdown. If you rent your home out, the gas safety side of it is a legal duty anyway.
