Commercial heating and maintenance contracts
Boilers, servicing and gas safety across a whole portfolio.
Commercial boiler installation and planned maintenance for small businesses, landlords, letting agents and holiday let owners. One property or a portfolio of rentals, the problem is the same: lots of boilers, lots of dates, and tenants or guests who need heat and hot water. We fit and service boilers and put annual gas safety checks on a planned schedule, so nothing slips through the cracks. Every quote is fixed and agreed before work starts.

Commercial boiler installation
Small commercial sites, such as shops, offices, cafes and guest houses, often run larger boilers or several boilers working together. Commercial gas work needs an engineer whose Gas Safe registration covers commercial appliances, and we match the engineer to the job.
As with homes, we survey first. We look at the heat load, hot water demand, flue and ventilation requirements, and how the building is used through the day. Then you get a fixed quote.
Planned maintenance for landlords and letting agents
A maintenance contract puts every property's annual service and landlord gas safety certificate on one calendar. HSE allows the annual check to be done up to two months early while keeping the original deadline, which makes it easier to group visits by area.
For agents, the contract with each landlord should spell out who arranges the gas checks. If it is you, you take on the legal duty, so having one schedule and one set of records matters.
- Annual boiler services and gas safety records across your properties
- Records for every property kept together in one place
- Carbon monoxide alarm checks against the England rules for rented homes
- Repairs quoted and approved before work starts
Holiday lets
Holiday cottages, chalets and static caravans you let are covered by the same gas safety duties as long-term rentals. For stays of under 28 days, the gas safety record must be displayed somewhere prominent in the property.
Changeover days leave little room for an engineer, so we plan visits in quieter weeks where we can. Many coastal and rural lets in Cornwall and Devon are off the gas grid, and we look after oil boiler servicing as well.
How contracts work
Each contract is built around your properties: how many there are, which appliances, and what you want included. Contract terms and pricing are agreed with you in writing before anything starts.
We are growing this side of the business, so tell us what you manage and we will tell you honestly what we can take on.

Commercial heating and maintenance contracts FAQs
Do you install commercial boilers?
Yes, for smaller commercial sites such as shops, offices, cafes and guest houses. We survey first and give a fixed quote. Larger plant rooms we assess case by case.
Can you manage gas safety for my whole portfolio?
Yes. We put every property's annual check on one schedule, carry out the checks and give you the records. You stay responsible as the landlord, so you will always get copies.
Do holiday lets need a gas safety certificate?
Yes. HSE includes rented holiday accommodation in the landlord duties. For stays under 28 days, display the record in a prominent place in the property.
How much does a maintenance contract cost?
It depends on the number of properties and appliances and what you want covered. We agree a price with you in writing once we know the portfolio.
Do you work with letting agents?
Yes. We can deal with tenants directly to arrange access and send the records to the agent and the landlord.
