Boiler installation in Bath

Boiler installation in Bath takes us from the tall townhouses along Lansdown Road to the family semis off Wellsway. Near the Royal Crescent, a flue on the front elevation is usually off the table, so we look at rear walls, lightwells and old chimneys before anything else. If you are on London Road, with traffic going past the front door all day, we keep the flue and its plume away from the pavement side wherever we can. We will tell you on the survey if listed building consent looks likely, and the council's listed buildings guidance explains when it is needed.

We handle combi boiler installation from Larkhall and Batheaston down to Combe Down and Twerton.

Homes we work on

Local homes, local know-how

Georgian terraces and crescents in honey-coloured limestone, many listed and split into flats, alongside Victorian terraces in Oldfield Park and post-war estates on the southern slopes. Almost every home is on mains gas, with combis squeezed into small cupboards in converted flats.

Common jobs

The installs we do most in the city

Combis in converted flats

The classic job here is a flat carved out of a townhouse, with the boiler in a hall cupboard and no outside wall. We fit a compact combi, run the flue through the ceiling void or up through the roof with a vertical kit, and add inspection hatches so the flue can be checked at every service.

Whole townhouses on four floors

When a family takes back a full Georgian house, a combi rarely keeps up with bathrooms two or three floors above the boiler. We usually fit a system boiler with an unvented cylinder, so the top-floor shower gets mains pressure and the kitchen tap does not go cold when someone runs a bath.

Basement kitchens and old floor-standers

Plenty of lower-ground kitchens still have a floor-standing boiler from decades ago, flued into a chimney breast. We take it out, line or seal the old flue properly, and fit a wall-hung boiler where the pipework and condensate drain make sense, which often frees a whole alcove.

Before you book

Before you book a boiler swap in a period flat or house

If your flat is leasehold, check the lease before the survey. A new flue through an outside wall usually needs the freeholder or management company to agree, and that letter can take longer than the install itself. If the building is listed, allow for a listed building consent application too, which councils aim to decide within eight weeks.

Parking is the other thing to plan. Many streets sit inside residents' parking zones, and some of the steeper roads up Lansdown and towards Combe Down have nowhere to stop a van outside. Tell us when you book how close we can park and how many flights of stairs the boiler has to travel up.

The water here is hard, which is no surprise in limestone country. Hard water furs up the hot water side of a combi, so we fit scale protection where it is needed and talk you through it on the survey. If you are torn between a combi and a cylinder, our combi vs system boiler guide sets out the trade-offs.

Why Wisp

Why choose Wisp for boiler installation in Bath

01

Flats in converted townhouses

Upper-floor flats often have the boiler in a hall cupboard with no outside wall. We plan flue runs and condensate routes that work in those spaces before quoting.

02

Old tank systems out

Lofts in Lansdown and Bathwick still hide cold water tanks. A combi conversion frees that space and gives mains-pressure showers.

03

Back boilers in the suburbs

Some post-war houses on the southern edge still run a back boiler behind the fire. We remove it safely and fit a modern replacement in a better spot.

04

Finance on new boilers

Finance options are available if you would rather spread the cost. Ask when you book your survey.

Questions

Boiler Installation Bath FAQs

Can I have a combi in a Georgian flat with a weak water supply?

Sometimes not. Older lead or narrow mains pipes in the centre can starve a combi, so we test the flow rate on the survey. If it is too low, a system boiler with a cylinder, or a new supply pipe, usually solves it. You get the honest answer before any quote.

How long does a boiler replacement take in a terraced house?

A like-for-like swap in the same position is usually a day. Moving the boiler, converting from a tank system or running a new flue through thick stone walls takes longer, and we tell you the expected time in your fixed quote.

Do I need permission to change the flue position?

If the house is listed, changes to the outside can need consent, and the conservation area adds limits on front elevations. We flag this on the survey and design around it where we can, so you are not surprised later.

Do I need my freeholder's permission to replace the boiler in my flat?

A like-for-like swap inside your flat often needs nothing more than a look at the lease. Moving the flue, or making a new hole in an outside wall, almost always needs written consent from the freeholder or management company. We can give you a drawing of the planned flue route to send them, which tends to speed things up.

Can you take out the old water tanks in the loft at the same time?

Yes. When we convert a tank-fed system to a combi or an unvented cylinder, the cold water tank and the small feed and expansion tank come out as part of the job. We cap the pipes, drain everything safely and can leave the loft clear, which many people in top-floor flats use for storage afterwards.
