Yearly servicing for homes, flats and shared houses

Boiler service in Bournemouth

Boiler service in Bournemouth comes with extra paperwork if you let a shared house near the university's Lansdowne campus or off Charminster Road. Larger shared houses count as houses in multiple occupation, and an HMO licence brings its own conditions on top of the yearly gas safety check. Boilers in those houses work hard: lots of showers, heating left on, and nobody sure whose job it is to report a fault. If your let is on one of the roads off Holdenhurst Road by the station, a yearly service alongside the gas safety record catches the wear before it becomes a mid-term breakdown. Family homes near Kings Park and the football ground need the same check on the flue, seals and pressure before the cold sets in.

We book annual boiler services and gas safety checks across the area, from Moordown and Ensbury Park to Boscombe and Springbourne.

Homes we work on

The boilers we service here

Boilers in flats are often tucked into kitchen cupboards with long condensate runs and very little space around them, which makes servicing slower. The hard water here coats heat exchangers over time, and older shared houses tend to have sludgy radiators, so we check the filter and the condition of the system water on every visit.

Common jobs

What keeps our engineers busy on service visits

Student lets over the summer

Most student houses around Winton and Charminster change tenants over the summer. That is the ideal window for the service and the gas safety record, with the house empty and nobody revising for exams. We can work through a landlord's portfolio over a few days and send every record together.

Small combis in busy flats

Combis in studio and one-bed flats work hard for their size. On a service we check the plate heat exchanger for scale, which builds quickly in the hard local water, and test hot water temperature and flow at the tap, not just the readings on the boiler.

Cellar boilers in older period houses

Some older period houses have the boiler in a cellar or basement. We check the room ventilation, the flue route up through the building and the condensate pump, which tends to fail quietly when a boiler sits below the level of the drain.

Before you book

Making a service visit run smoothly

If you let a shared house, give tenants written notice and tell them which rooms we need. Gas meters in period house conversions are often in a locked cupboard or under the stairs of a shared hall, so make sure someone has the key.

Term dates shape the student market. Booking between June and August avoids exam season and the September move-in rush, and leaves time for any repairs before new tenants arrive. If you have several houses, one list with the addresses, tenant contacts and the expiry date of each current record lets us plan the visits in a sensible order.

In flats, clear the boiler cupboard before we arrive. If the boiler is boxed in behind a fitted panel, a removable front saves a lot of time. We also need to see the flue terminal outside, so tell us if it sits on a high wall or over a neighbour's roof. Our gas safety check page explains what the yearly check covers.

Questions

Boiler Service Bournemouth FAQs

I let a shared house in Winton. Does every room need checking?

The check covers every gas appliance and flue in the property, wherever it sits. In most shared houses that means the boiler and the hob. Bedrooms without gas appliances need nothing, but the engineer does need access to the whole gas installation, including the meter.

Can tenants stay in while you work?

Yes. They just need to let us in and go without hot water for a short while, and most carry on with their day around us. Landlords must give reasonable notice, normally at least 24 hours in writing, before we arrive.

My boiler is new. Does it still need a service?

Yes, arguably more than an old one, because the warranty usually depends on it. Most manufacturers want a yearly service by a Gas Safe engineer, logged properly. Miss a year and you may struggle to claim if a part fails.

Do HMO landlords need anything beyond the gas safety record?

Usually, yes. A licensed HMO comes with its own council conditions, which typically cover fire safety, electrical safety and room sizes. We handle the gas side: the service, the gas safety record and a check that there is a working carbon monoxide alarm in any room with a fixed fuel-burning appliance, which is a legal requirement in rented homes.

The boiler in my flat is in a bedroom cupboard. Is that allowed?

A room-sealed boiler, which almost every modern boiler is, can sit in a bedroom. Older open-flued boilers generally cannot. At the service we confirm which type you have, check the flue joints are sound and make sure there is a working carbon monoxide alarm nearby. Plenty of flats in converted period houses have the boiler in a bedroom for lack of anywhere else.
