Getting the yearly check done in a rented cottage
Open-flued appliances like back boilers and older gas fires need fresh air to burn safely. Tenants sometimes block air bricks or vents to stop draughts, and that can be dangerous. Ask your tenants to leave vents open, and we'll check them on every visit.
Keep each gas safety record for at least two years, and give a copy to the tenant within 28 days of the check. If you have several properties, we can send everything to you and your agent at once. Tell us about every gas appliance in the house, including hobs and fires, since the check has to cover all of them. Show new tenants where the gas emergency control valve is, usually beside the meter, so they can turn the supply off if they ever need to.

Yes. They're two appliances sharing a flue, and both must be checked. The fire and the boiler each get a visual inspection, a flue test and a ventilation check. If one is condemned, the other may need to stay off too, depending on how they're connected. We explain it clearly on the record.
How long do I need to keep gas safety records for my lets?
The law says at least two years. Many landlords keep them longer as part of the property file, which helps if there's ever a dispute or an insurance query. We email records so you have a digital copy, and you can print one for the tenant if that's easier.
