Making landlord and homeowner checks run smoothly
If your house is licensed as an HMO, one of the licence conditions is producing a current gas safety record to the council when asked. Diary the renewal with a margin, because a lapsed record is a licence breach as well as a gas safety one.
Tenants are entitled to notice before we come in, and 24 hours in writing is the usual minimum. In a shared house that means telling every tenant whose room has a gas appliance or a flue running through it, not just the lead tenant. If someone refuses access, keep a note of each attempt; a written record of reasonable steps is what protects you if a check runs late.
Homeowners do best booking in late spring or summer, when any fault the service turns up can be fixed while the heating isn't needed. While we're there, we can test your carbon monoxide alarm or fit a CO alarm if the house hasn't got one near the boiler.

I let a five-bed HMO near the university. What do I need each year?
At minimum, a gas safety check on every gas appliance within 12 months of the last one, with a copy to tenants within 28 days. Most HMO landlords have the boiler serviced at the same time, since heating that fails mid-term means calls from five tenants at once.
Do you need to get into every room?
For a landlord check, any room with a gas appliance or a flue running through it. In shared houses that's sometimes a tenant's bedroom. Give everyone notice in advance; it saves a wasted trip for all of us.
How do I know the engineer really is Gas Safe?
Ask to see their Gas Safe ID card. It shows their photo, licence number and the work they're qualified to do, and you can check the number on the Gas Safe Register. Any genuine gas safe engineer will be glad to show it.
My HMO licence is up for renewal. Can you provide the gas paperwork?
Yes. We carry out the check and give you a current gas safety record covering every gas appliance in the house, which is what the council expects to see with a licence application or renewal. If we service the boiler on the same visit, that record comes too. Electrical and fire safety certificates come from other trades, so book them early.
Does a boiler service include the hot water cylinder?
On a regular or system boiler, we check the controls that serve the cylinder as part of the job. An unvented cylinder is different. It needs its own annual check of the safety valves and expansion vessel, and most manufacturers make their warranty depend on it. Tell us when you book so we allow the time.
