Boiler service in Exmouth

Boiler service in Exmouth is a big part of our year, from rented flats above the shops near the Magnolia Centre to family homes up Salterton Road. If you let out a converted house near Phear Park, your gas appliances need checking every 12 months and your tenants need a copy of the record. The council's guide to landlord and tenant rights explains what's changing under the Renters' Rights Act and where you stand. Plenty of families round the community college on Gipsy Lane like to book in late summer, before the heating goes on for winter, and that's a sensible time to do it. For landlords we book around your tenants and send the certificate straight to you or your agent.

We carry out annual boiler service visits right across the area, from Brixington and Withycombe Raleigh to Lympstone and Exton.

Homes we work on

The boilers we service here

Service work here splits three ways. Converted flats near the centre mostly have compact combis in kitchen cupboards. The bigger houses on The Avenues often keep a regular boiler, cylinder and loft tank. Then there are bungalows still running older open-flued boilers, which need extra attention to ventilation and flue draw.

Common jobs

Service visits we do most often

Several flats, one visit

Plenty of landlords here own two or three flats in one converted house on Rolle Street or The Avenues. We line those checks up into a single booking, service each boiler in turn and send one bundle of records. It saves you arranging access three times and keeps every flat on the same renewal date.

Open-flued boilers in older bungalows

Some bungalows around Littleham and Withycombe Raleigh still run an older open-flued boiler that takes its combustion air from the room. On those we check the air vents haven't been blocked up to stop draughts and that the flue draws properly, because a covered vent on that type of boiler is a carbon monoxide risk.

Combis in the Brixington houses

Homes at Brixington mostly have a combi, often in an upstairs airing cupboard. Alongside the full service we check the expansion vessel charge, which drifts down over the years and causes most of the pressure complaints we hear, and clean the condensate trap so it can't back up and lock the boiler out.

Before you book

Getting the most from a service visit

If you let flats in a converted house, tell us which flats share a flue or a meter cupboard and who holds keys for each. Sorting access before the day is the difference between one efficient visit and three half-finished ones.

Keep each gas safety record for at least two years. That's a legal requirement, and HSE inspectors or a buyer's solicitor may ask to see the history. A scanned copy in a folder per flat is fine. If you sell a flat, pass the records to the buyer with the boiler manual, since they show the boiler has been looked after.

For homeowners, avoid the first cold week of autumn, when everyone remembers their boiler at once. Have the logbook or last service record out, clear the cupboard around the boiler, and if the flue ends on a balcony or a high back wall, check we can reach it safely. Our guide on how often a boiler should be serviced covers the timing in more detail.

Why Wisp

Why choose Wisp for boiler service in Exmouth

01

Landlord certificates

A landlord gas safety certificate covers every gas appliance in the property, hob and fire included. We can service the boiler on the same visit.

02

Holiday lets

Paying guests are covered by the same yearly gas safety duty as tenants. The quiet months before the season are the easiest time to book.

03

Outside matters too

Homes near the seafront and along the estuary see more corrosion on flue terminals, so we check the terminal outside as well as the boiler itself.

04

Keep the warranty alive

Most manufacturer warranties expect a yearly service by a Gas Safe engineer. Miss one and you could lose the cover.

Questions

Boiler Service Exmouth FAQs

My tenant's flat is in a converted period house with a shared flue. Is that covered?

Yes. We check the boiler, test the flue gases and confirm the flue is sound and ends somewhere safe. That matters more in shared buildings, where a fault can affect the flat upstairs. If the flue runs through a void we can't see into, we'll tell you what access is needed.

Can you send the certificate to my letting agent?

Of course. Plenty of landlords here live elsewhere, so we email the record to you and your agent on the day. Your tenant needs their copy within 28 days of the check, and we can send that to them directly if you'd like.

Does a holiday let need a gas safe engineer every year?

Yes. Any work on a gas boiler, a service included, has to be done by a Gas Safe registered engineer, and for a holiday let the yearly safety check is a legal duty. You can look up our engineer's ID number on the Gas Safe Register before they start.

Can the landlord check be done early without losing a month?

Yes. Since 2018, a gas safety check carried out up to two months before the deadline keeps the original expiry date. That makes it easier to bring several flats in one building onto the same visit, or to fit the check in before a summer tenancy starts, without shortening the year you have paid for.

Do you check the hob and gas fire when you service the boiler?

A boiler service covers the boiler. If you want the hob, fire or cooker looked at too, ask for a gas safety check on the same visit. Landlords need it anyway. For homeowners it is worth doing on an old gas fire, particularly in a bungalow where the fire sits in the main living room.
