Boiler service in Barnstaple
Boiler service in Barnstaple is something we do every week, from homes near North Devon District Hospital at Raleigh Park to the older houses along Taw Vale. If you let a flat above a shop off the Square, near the Albert Clock, every gas appliance must be checked within 12 months of the last check, and tenants need a copy within 28 days. North Devon Council's private rented housing guidance covers the rest, from HMO rules to right-to-rent checks. Plenty of families by Rock Park book their annual service before the clocks go back, which is a good habit. We'll service the boiler and do the landlord check on the same visit, so you're not booking two engineers.
We carry out annual boiler service visits in Pilton, Newport, Sticklepath and Roundswell, and out to Braunton.
The boilers we service here
Across the town most homes run gas combis or regular boilers, and flats over shops in the centre tend to have small combis in kitchen cupboards. Out in the villages it is a different picture: oil boilers in utilities and outbuildings, LPG from bulk tanks, and the odd range cooker that heats the water as well.
Not every home here is on mains gas. Our OFTEC registered technicians fit and service oil boilers and we install LPG boilers too.

The service jobs we do most often
Oil boiler services in the villages
Farmhouses and cottages beyond the gas main often run an oil boiler in a utility room or outbuilding. Our OFTEC registered engineers clean the burner and combustion chamber, replace the nozzle and fuel filter, and check the tank, its pipework and the fire valve. You get a written record for warranty and insurance purposes.
Flues above shopfronts
Flues from flats above shops sometimes come out just above a shop sign or run up through the building. At the service we check the terminal and the visible route, and tell the owner if a later shopfront change has left the terminal too close to a sign, window or vent.
Newer combis at Roundswell
Homes at Roundswell mostly have newer combis, and some are still inside a manufacturer warranty that depends on a yearly service. We complete the service record in the boiler's Benchmark logbook each time, which is what the manufacturer asks to see if you ever need to make a claim.

We service Worcester Bosch and Vaillant boilers. We recommend the model and size after the survey, and confirm the exact guarantee on your quote.

Before you book a service
If you have an oil or LPG boiler, check the tank level and tell us when you book. An oil boiler running on a nearly empty tank can draw sludge from the bottom into the fuel line, and we would rather service it with a decent level in the tank.
For homes down narrow lanes, give us directions beyond the postcode. Rural postcodes can cover a wide area, and a note about the right turning or a gate saves time for everyone. Mention any steep or unmade track too. If the boiler sits in an outbuilding, make sure it is unlocked and the path to it is clear of logs, feed bags or farm kit.
Have the last service record and any warranty paperwork out. In a flat over a shop, arrange access to any meter or flue inside the shop below. If you also run an oil-fired Aga or Rayburn, ask about range cooker servicing so both can be looked at on the same trip.

Boiler installation BarnstapleBoiler Service Barnstaple FAQs
Is a service the same as a landlord gas safety check?
No, though they're often done together. The safety check is the legal minimum and confirms every gas appliance is safe to use. The service goes further into the boiler, cleaning and testing parts so it runs efficiently and is less likely to break down.
Our holiday cottage near the coast sits empty all winter. When should we book?
Before the first guests arrive. A boiler that's stood unused for months can lose pressure or stick, and you'd rather find that out in March than on a busy summer weekend. Holiday lets need a gas safety check every year, the same as any other let.
Can a gas safe engineer check my gas fire as well?
Yes. A gas safe engineer can inspect and service a gas fire alongside the boiler, and it's worth doing, because a neglected fire can spill fumes into the room. If there's an old back boiler behind it, we'll check both.
How often should an oil boiler be serviced?
Once a year, the same as gas. OFTEC recommends annual servicing, and manufacturer warranties normally require it. Oil burners soot up faster than gas ones, so a skipped year can mean poorer efficiency and a breakdown in the first cold spell. Our engineers also check the tank, its base and the supply line on every visit.
Can you service the boiler in a flat over a shop when the shop is closed?
Usually, as long as we can reach everything inside the flat. If the gas meter or part of the flue route is in the shop, we need a key-holder for that as well. Sort it out with the shop owner before the day, and we'll fit the visit around their opening hours if that is easier.
