Boiler service in Torquay

Boiler service in Torquay keeps a lot of rented flats and family homes safe and legal through the winter. If you let rooms in a shared house up near Plainmoor, every gas appliance needs a yearly check and your tenants need a copy of the record. We can do the boiler service and the gas safety check on one visit, so you only arrange access once. If you work shifts at Torbay Hospital on Newton Road, tell us what suits and we will try to book around it. Living out by The Willows and only using the heating in the evenings? A yearly service is still when small faults get caught, before the first cold week. The council's houses in multiple occupation (HMO) section covers licensing and management rules for shared homes.

Our gas safe engineer team services boilers in Babbacombe, Wellswood, Chelston and Shiphay.

Homes we work on

The boilers we service here

Most homes here run gas combis or system boilers, many in flats where the boiler shares a kitchen cupboard with the meter and the old cylinder has long gone. Older period houses still have regular boilers feeding loft tanks, and a few bungalows keep a gas fire with a back boiler behind it, which needs a careful look at service time.

Common jobs

Service visits we make most often

Holiday flats before Easter

Owners of holiday flats around Babbacombe and Meadfoot often book the boiler service and gas check in early spring, so both are done before the first guests arrive. We leave a copy of the record in the property file and email another to you or your agent.

Older boilers kept going

Some flats still run boilers that went in well over a decade ago. On these we pay close attention to seals, the heat exchanger and the flue, and tell you honestly if parts are getting hard to find, so a replacement can be planned in summer rather than forced on you in January.

Gas fires checked on the same visit

Plenty of older period houses and bungalows still have a gas fire in the lounge. We can check it on the same visit as the boiler, including how well the flue or chimney draws, because a blocked chimney is one of the ways carbon monoxide gets into a room.

Before you book

Getting the service booked and done in one go

Book between April and September if you can. Anything the service finds is far easier to fix before the heating is needed every day, and you are not waiting on a part during the first cold week. It also leaves time to arrange any follow-up visit around tenants or guests without a rush.

For flats, sort out access first. Shared front doors, key safes and entry codes all need arranging in advance, and if the boiler sits in a locked cupboard, leave the key. If a tenant lives there, give them fair notice and pass on our arrival window so they can be in or leave access.

Have the last service record handy, or note the boiler make and model from the front panel, so the engineer can bring the right seals and gaskets. If you want to know what affects the price before you book, our boiler service cost page explains it.

Questions

Boiler Service Torquay FAQs

How often should my boiler be serviced?

Once a year is the usual advice from manufacturers, and most warranties depend on it. Our guide on how often a boiler should be serviced explains why skipping a year costs more in the long run.

I let a flat in a converted period house. What paperwork do I need?

By law you need a gas safety check every 12 months on each gas appliance you provide, carried out by a Gas Safe registered engineer. Give your tenant a copy within 28 days of the check and keep the record for at least two years.

Can you service a boiler in a tight kitchen cupboard?

Yes. Most modern boilers are designed to be serviced from the front, so a cupboard is fine as long as the door opens fully and the boiler is not boxed in.

Can you service the boiler while I am away and the flat is empty?

Yes, if you can arrange access through a key safe, a neighbour or your agent. We service the boiler, leave the record in the flat and email you a copy, with photos of anything that needs attention. If the service turns up a fault, we call you before doing any extra work.

My boiler makes a kettling noise. Should I book a service or a repair?

Book a service if one is due and mention the noise. Kettling usually means something is restricting flow through the heat exchanger, often sludge from old radiators, and the engineer can tell whether a clean, a filter or a power flush is needed. If the boiler is also locking out, ask for a repair visit instead.
