Boiler Service Portishead
Yearly checks for owners, landlords and letting agents
We service gas boilers across Portishead for homeowners and for landlords with flats down by the marina. A Gas Safe engineer strips, cleans and tests the boiler against the manufacturer's checklist, then leaves you a written record of what was done and what was found.

Boiler service in Portishead
Boiler service in Portishead means a yearly visit wherever you are in town, from Woodhill Road to the flats near the retail park on Wyndham Way. If you're on Esplanade Road, down towards the open air pool and Battery Point, salt air off the estuary gets at flue terminals, so we look closely at those on every visit. If you let a flat, the yearly gas safety check is a legal duty, and North Somerset Council's summary of housing safety legislation sets out the wider rules landlords work under. We can do the safety check and a full service in one visit, which keeps the paperwork in step and saves your tenant taking two mornings off.
Our Gas Safe engineer covers annual boiler service visits from Redcliffe Bay and West Hill to Portbury and Easton-in-Gordano.
The boilers we service here
Most boilers we service here are wall-hung combis from the 2000s and 2010s, many in flats where the case sits in a tight cupboard and the flue exits onto a balcony. In the older streets you'll find more regular and system boilers feeding hot water cylinders, which add a pump, valves and controls to the checklist.

Annual checks on rented marina flats
Investors who bought flats off plan often live miles away. We contact the tenant, service the boiler and do the yearly gas safety check in one visit, then email the record to landlord and tenant. Flats with an electric hob still need it if there's a gas boiler.
Combi services with a descale check
With hard water on the mains, we look closely at hot water performance on every combi service. A slow or fluctuating tap temperature can mean scale on the plate heat exchanger, and catching it early means a cheaper fix than a full replacement part.
Regular boilers in the older period houses
Big houses on the old town streets still run plenty of open-vent systems with a feed and expansion tank in the loft. We service the boiler, then check the tank, the vent pipe and the cylinder thermostat, because faults there show up as noisy pipes or lukewarm baths.

Getting the most from a yearly service
Book in late spring or summer if you can. Engineers are busiest from October to January, when everyone switches the heating back on and finds a problem. A summer slot also means any fault turns up while you don't need the heating.
Before we arrive, clear the cupboard around the boiler and make sure we can reach the flue terminal if it's on a balcony or at the back of the house. Have the Benchmark logbook to hand if you can find it, since we record the service in it. If you rent the property out, tell us about any other gas appliance in the home, such as a hob or a fire, because the yearly safety check has to cover every one.
Landlords with several flats in one block can save time by booking them together. We'll ask each tenant for a time, and you get a separate record per address. For the legal side, our page on the landlord gas safety certificate sets out what has to be checked.
Why choose Wisp for boiler service in Portishead
Strip, clean, test
We open the case, check the burner, heat exchanger and seals, and test the flue gases with an analyser. You get the readings, not just a tick in a box.
Certificates for lets
Need a CP12? We issue the landlord gas safety certificate at the same visit for any flat or house you rent out.
Warranty kept valid
Most manufacturers want a yearly service to honour the warranty. We log it properly so a future claim isn't knocked back.
Estuary wear and tear
Flue terminals on the exposed side of town corrode faster than inland ones. We check them, and the condensate pipe, every year.

Boiler installation PortisheadBoiler Service Portishead FAQs
My combi in Village Quarter works fine. Does it really need servicing every year?
It's worth it. A service catches a tired fan or a perished seal before it fails on a January morning, and most manufacturers ask for one each year. Our guide on how often a boiler should be serviced goes into the detail.
I let a flat but live away. Can you deal with my tenant directly?
Yes, that's a common setup. Send us the tenant's details and we'll arrange access with them, carry out the safety check, and email the record to both of you. You'll only hear from us again if something needs a repair, and that comes with a quote first.
What happens if the engineer finds something unsafe?
We explain it on the spot. If an appliance is immediately dangerous, industry rules require us to make it safe, usually by turning it off with your permission and labelling it. Then you get a fixed quote for the fix, and nothing more is done until you agree.
My boiler is in a cupboard on the balcony side of the flat. Is that a problem for servicing?
No, we just need to reach it and the flue. If the cupboard is packed with shelves or stored things, please clear it before the visit. We also look at the condensate pipe where it leaves the flat, because on an exposed balcony it can freeze in a cold snap.
Can you service a boiler that's still under the installer's warranty?
Yes. Any Gas Safe engineer qualified for the appliance can carry out the yearly service, as long as it follows the manufacturer's instructions and is written up properly. We fill in the service record in the logbook so the warranty conditions are met.
