Do I need a gas safety record for a holiday flat on the seafront?
If guests pay to stay, assume yes. HSE guidance requires an annual check on appliances serving guest accommodation in hotels and B&Bs, and holiday lets are generally treated the same way. Your insurer and booking platform will almost certainly expect one too.
What if my tenant won't let the engineer in?
Keep a record of every attempt, whether letters, emails or texts. HSE expects landlords to take all reasonable steps, and a paper trail shows you did. We note any missed appointment on our side as well, with the date and time. Never force entry.
Does a boiler service include the gas fire?
Not by default. A boiler service covers the boiler. If you want the fire, hob or other appliances checked, ask for a gas safety check alongside it. For landlords, the gas safety record has to cover every gas appliance you provide.
How often should a guest house boiler be serviced?
At least once a year, alongside the annual gas safety check that guest accommodation needs. Some owners with heavy summer use also ask for a quick check before the season. That is a judgement call, and we tell you whether the readings and the boiler's age suggest it is worth doing for your guest house on the front or in the Park District.
Does the engineer need to see the gas meter?
Yes. A gas safety check includes a tightness test on the installation, which is carried out at the meter. In converted seafront buildings the meters are often grouped in a basement or a cupboard by the front door, sometimes locked. Make sure we can get to yours, or tell us who holds the key.
