Boiler Installation Portishead

Combis, system boilers and swaps for homes on the Severn

We fit boilers across Portishead, from the marina flats to the older houses up the hill. A Gas Safe engineer surveys first, then you get a fixed quote before any work starts. Most jobs here are swaps for tired early-2000s combis, plus a fair few homes moving off an old tank-fed system.

Boiler installation in Portishead

Boiler installation in Portishead takes us from the flats near the Waitrose on Harbour Road to the houses up Nore Road. If you live in one of the streets behind the High Street, swapping an old back boiler or tank-fed system for a combi is a common request. Homes round the Lake Grounds sit low and close to the water, so think about where the new boiler and its controls will go. Check the long-term flood risk service on GOV.UK for your postcode before you decide. Keeping a wall-hung boiler well above floor level costs far less than replacing it after a flood. Flats on the old dock bring their own rules on shared flues and plume kits, and we sort those out at the survey.

We handle combi boiler installation all over the Gordano side too, from Portbury and Pill out to Weston-in-Gordano and Clapton-in-Gordano.

Homes we work on

Local homes, local know-how

Victorian and Edwardian villas around the old town and Nore Road, post-war and 1970s estates such as Redcliffe Bay and West Hill, and a large wave of flats and townhouses on the old dock and power station land at Port Marine and Village Quarter since the marina opened in 2001. Almost all on mains gas, with a lot of combis in the newer stock.

Common jobs

The installs we do most between the marina and the hill

Cupboard combis in marina flats

Most flats on the old dock land have the boiler in a hall or kitchen cupboard with a short flue out through the balcony wall. A modern compact combi usually drops into the same space and lines up with the existing flue route, which keeps the job simple and keeps the managing agent happy.

Hard water protection on every combi

Bristol Water classes its whole supply as moderately hard to very hard. That is bad news for the small plate heat exchanger inside a combi, so we fit a scale reducer on the cold feed and a magnetic filter on the heating return. Both cost little next to a scaled-up boiler.

Stored hot water for big period houses

Edwardian houses off the old town streets often have two or three bathrooms and a family who all shower before eight. A system boiler with an unvented cylinder feeds several taps at once at mains pressure, and the cylinder often fits where the old copper tank stood in the airing cupboard.

Before you book

Before you book a boiler swap in a flat or a hillside house

If you own a flat, talk to the managing agent first. Many want the boiler make, model and flue position before anyone starts, and some only reply once a month. Ask early so the fit date isn't held up by an email chain. Tell us which floor you're on, whether there's a lift, and where a van can stop, because most parking on the newer streets is allocated.

In the older houses on the slopes, the survey goes quicker if you know where the stopcock is and roughly how many people use hot water at the busiest time of day. We take a mains flow reading on the visit, since that one number often decides between a combi and stored hot water.

Planning an extension or a loft conversion in the next few years? Say so now. It changes the boiler size and the pipe runs, and it can tip the choice towards a cylinder. Our page on unvented hot water cylinders explains how they work alongside a system boiler.

Why Wisp

Why choose Wisp for boiler installation in Portishead

01

Survey before price

We look at your gas run, flue route and water pressure first, so the fixed quote reflects your actual home rather than a guess from a web form.

02

Off the tanks, onto a combi

Plenty of 1970s houses in Redcliffe Bay still have a cylinder and loft tanks. A combi conversion frees the airing cupboard and clears the loft.

03

Flues that face the wind

West-facing walls above Battery Point take the full blow off the Severn. We choose terminal positions that won't have the plume blown straight back at the house.

04

Spread the cost

Finance options are available on new boilers, so a failing one doesn't have to limp on until you've saved up.

Questions

Boiler Installation Portishead FAQs

My Port Marine flat still has the boiler it was built with. Is it worth replacing now?

Often, yes. Those first-fit boilers are well into their teens or older, and by then a run of fault codes can cost more than a boiler replacement. We'll check the flue route and any management company rules, then give a fixed price. If yours still has decent life in it, we'll say so.

Do I need the freeholder's permission to swap a boiler in a flat?

For anything that goes through the outside wall, such as a new flue, you usually need the managing agent's agreement. A like-for-like swap in the same spot tends to be simpler. Check your lease first. We can supply what agents normally ask for: make, model, flue position and proof of Gas Safe registration.

Can you move the boiler out of the kitchen in an older house up the hill?

Yes. The original layouts in the Nore Road period houses rarely suit a modern boiler, so moving it into a utility, loft or garage is a common request. Longer pipe and flue runs add to the job, and our page on boiler relocation explains what affects the price.

Do I really need a scale reducer with a new combi here?

We'd strongly recommend one. The local supply is hard, and limestone scale builds up fastest in the hot water side of a combi, which is where most early failures start. A scale reducer on the incoming main is a small part of the price. Some manufacturers also set water treatment conditions for their warranty, and we fit to those.

The radiators in our Redcliffe Bay house are original. Do they have to go when the boiler changes?

Not usually. Old steel radiators often work fine once the system is cleaned and a filter is fitted. We check each one for cold spots at the bottom, which points to sludge, and for pinholes or rust at the seams. Only the ones that fail those checks get priced for replacement.
