Boiler Installation Sherborne

Ham stone houses, listed buildings and village homes

We install new boilers in Sherborne and the villages around it, with a free survey and a fixed quote agreed before work begins. Our Gas Safe engineers spend a lot of time in old stone houses, where the flue position and the pipe routes matter as much as the boiler itself.

Boiler installation in Sherborne

Boiler installation in Sherborne often means working in old stone, from the flats above the shops on Cheap Street to the houses along Long Street. The centre around the Abbey and the Parade is a conservation area, and many of its buildings are listed. Cutting a new flue hole through a listed front is out of the question without consent, and the walls are thick. So we look for an existing opening, a rear wall or a roof flue first, and we read the conservation area appraisal before proposing anything visible from the street. Not every job is in the old town. Homes on the newer roads further out are usually a simple combi swap, with none of the consent questions, though we still survey before quoting.

We fit new boilers across the area, from Bradford Abbas and Thornford to Longburton and Milborne Port.

Homes we work on

Local homes, local know-how

An old town built largely of golden Ham stone, with many listed buildings and 16th and 17th-century timber-framed cores behind later stone fronts, plus Victorian and 20th-century housing on the edges. Mains gas in town; several surrounding villages rely partly on oil or LPG.

Not every home here is on mains gas. Our OFTEC registered technicians fit and service oil boilers and we install LPG boilers too.

Common jobs

Jobs we take on most in stone houses and villages

Boilers moved out of old kitchens

Older town houses often have the boiler in the kitchen of a back range or an old scullery. Moving it to a cellar, utility room or roof space gets it out of the way, and we use existing openings or internal routes so no new holes go through the stone front.

Upgrades for Victorian houses

Victorian and early 20th-century houses towards the edges of town often still have a regular boiler, a cylinder and loft tanks. With two bathrooms and decent mains flow, a system boiler and an unvented cylinder give stronger showers and clear the loft.

LPG boilers in the villages

Some cottages in the villages around the town run on LPG from a tank. We replace old LPG boilers with modern condensing models, check the tank position against the required safety distances and, where the house suits it, price a heat pump alongside.

Before you book

What to know before work in the old town

If the survey shows your listed house needs a new flue or vent, build the consent time into your plans. Councils aim to decide most listed building applications within eight weeks, so do not leave the install until the week the old boiler finally gives up.

Cheap Street and the lanes around the Abbey are narrow and busy, and school traffic adds to it at the start and end of the day in term time. We plan deliveries for quieter hours and, where there is no parking outside, carry kit from the nearest space.

Old stone houses can hide surprises under the floors: old iron gas pipes, pipework buried in walls and sludge in radiators that have not been drained for decades. We look for these at the survey and quote for them up front so the price does not change halfway through. See what affects the cost of a new boiler for more.

Questions

Boiler Installation Sherborne FAQs

Can I have a combi in an old stone house near the Abbey?

Yes, if the house suits one. The deciding factors are hot water demand and mains flow, not the stone. A small cottage with one bathroom can run happily on a combi. A larger house with two or three bathrooms usually does better with stored hot water. We test your flow at the survey before recommending either.

Do I need planning permission to change a boiler in the conservation area?

A like-for-like swap using the same flue position normally does not. A new flue on a wall facing the street can, and if the building is listed you will almost certainly need listed building consent for any new opening. Dorset Council's planning team can confirm, and we supply the details to send them.

Will a new boiler work with my old cast iron radiators?

Usually, yes. Cast iron radiators hold a lot of water and give off steady heat. The bigger risk is the sludge that builds up inside them over decades, so we flush the system or fit a magnetic filter where needed. That way the new boiler is not starved of clean water from day one.

Can a boiler go in the cellar of a stone house?

Often, yes. A cellar keeps the boiler out of the living space, but the flue and the condensate both need a way out. A room-sealed boiler can use a vertical flue up through the house or exit at cellar level where the ground allows, and the condensate may need a pump to reach the drain. We check damp and access at the survey too.

My village house runs on oil. Can I switch to mains gas?

Only if there is a gas main in your road and the network will connect you, so ask the gas network about a connection and its cost first. Plenty of villages around the town have no main nearby. In that case a modern oil boiler, LPG or a heat pump are the realistic choices, and we can price them side by side.
