Boiler installation in Budleigh Salterton

Boiler installation in Budleigh Salterton usually means a period house in the streets around Fore Street or a seafront home along Marine Parade. If you live near the Fairlynch Museum, where Fore Street meets the seafront, you're inside the conservation area, so we route flues to the back or side wherever possible and read the conservation area appraisal before proposing anything on a front elevation. Tall rooms and long pipe runs are common in these older houses. That's why we size the new boiler from a room by room heat loss check, not from the kW figure on the old one. Homes down towards the Lime Kiln car park and the mouth of the Otter take wind and spray off the bay, so flue materials and terminal positions get extra thought there.

We fit new boilers across the Otter valley, including Otterton, East Budleigh, Bicton and Colaton Raleigh.

Common jobs

The boiler jobs we see most round here

Loft tanks in Edwardian villas

Many period houses on the slopes above the beach still run a regular boiler with a cold water tank in the loft and a cylinder on the landing. Some owners keep that layout with a new boiler. Others move to a system boiler with an unvented cylinder, which removes the loft tanks and gives the upstairs showers mains pressure.

Thatched cottages in the villages

Otterton and East Budleigh have plenty of thatched cob cottages, and with thatch the flue position comes before anything else. We keep terminals well away from the roof, usually taking the flue out low through a side or rear wall. If a cottage has no safe route, we tell you plainly before quoting.

Homes that sit empty for spells

Not every house here is lived in all year. For owners who are away for long stretches, we fit a boiler with frost protection and controls you can check from your phone. We also keep the condensate pipe indoors where we can, so a cold snap in an empty house doesn't shut the heating down.

Before you book

What to sort out before we survey

A lot of the period houses sit on steep roads climbing away from the seafront, with steps up to the front door and no parking outside. Tell us about access when you book. A boiler and cylinder are heavy, and knowing we have to carry them up a flight of garden steps changes how many engineers we send on the day.

Down by the river, the Environment Agency's Lower Otter Restoration Project was completed in 2023 and reconnected the River Otter to its old floodplain. If your home sits low near the estuary, ask us to keep the boiler, wiring and controls well up off the floor so a wet winter can't reach them.

For a thatched or listed cottage, check whether your insurer has conditions on flue positions near thatch, and dig out any listing description for the house before we visit. Our guide to heating a listed or period home gives the background if you want to read up first.

Why Wisp

Why choose Wisp for boiler installation in Budleigh Salterton

01

Bungalow upgrades

Bungalows around Knowle often still have a floor-standing boiler in the kitchen. Swapping to a wall-hung combi boiler gives you a cupboard back.

02

Cob walls in the villages

Thick cob walls in Otterton and East Budleigh need the flue hole cut and sealed with care. We pick the position with the wall's condition in mind.

03

When family comes to stay

Two or three showers running at once is where a combi struggles. If that's your house at Christmas, a system boiler with a cylinder is usually the better buy.

04

A fixed price, a set date

The price is fixed once we've surveyed. We agree the fitting date with you and explain how long you'll be without hot water on the day.

Questions

Boiler Installation Budleigh Salterton FAQs

Do I need permission to change the boiler in a conservation area house?

For a like-for-like swap inside the house, normally not. It's the outside that counts. A new flue on the front elevation, or taking down a chimney stack, can need consent, so we check your address before quoting and suggest routes that avoid the problem where we can.

Can you move the boiler out of the kitchen?

Yes. In the older period houses the boiler often ended up in a scullery or a kitchen corner decades ago. Moving it to a utility, airing cupboard or loft is a common request, and our boiler relocation page explains what affects the cost.

We're one street back from the beach. Do we need anything special?

Probably just a sensible flue position. Salt spray is worst on the front row facing the sea. A little further back you still get the wind, so we keep the terminal sheltered and make sure the condensate pipe won't freeze on a cold night.

Is a combi big enough for a bungalow with an en suite?

Usually. A bungalow with a main bathroom and an en suite runs well on a combi, provided two showers are rarely on at the same moment and the mains flow is decent. We measure the flow at the kitchen tap during the survey. If it is weak, a system boiler with a cylinder will serve you better.

Our cottage has never had mains gas. What can you fit?

Some cottages out in the villages were never connected to the gas main. For those we fit oil boilers through our OFTEC registered engineers, LPG boilers, or air source heat pumps through MCS certified installers. Our page on oil boiler installation across Devon covers the oil side, and we can compare running a heat pump at the survey.
